Permits Filed for 2518 Ocean Avenue in Sheepshead Bay, Brooklyn

A new residential building is set to rise at 2518 Ocean Avenue in Sheepshead Bay, Brooklyn, as permits have been filed for a nine-story structure. The prime location of the lot, situated between Avenue T and Avenue U and in close proximity to the Avenue U subway station, serviced by the Q train, makes it an attractive prospect for potential tenants.

Sheepshead Bay is a neighborhood located in the southern part of Brooklyn, New York. It is bordered by the Atlantic Ocean to the south, Brighton Beach to the west, and Marine Park to the east.

The developer behind the project is Alex Finkelshteyn, listed under the 2518 Ocean Avenue LLC. The proposed building will stand at a height of 80 feet and offer 23,504 square feet of residential space, with 30 units spread across the nine floors. The average unit size of 783 square feet suggests that the majority of these residences will be rental units.

The building will also feature a cellar, a 30-foot-long rear yard, and 14 enclosed parking spaces. Z Architecture has been appointed as the architect of record. Demolition permits for the existing two-story residential building on the site were filed in April. While an estimated completion date has not yet been announced, the project promises to add much-needed residential space to the area.

Sheepshead Bay was originally a fishing village that was settled by Dutch colonists in the 1600s. Today, the area is known for its scenic waterfront, fishing boats, and seafood restaurants. Sheepshead Bay is also home to several parks and recreational areas, including the Sheepshead Bay Yacht Club, which offers sailing lessons and boat rentals. The neighborhood’s diverse population includes Russian, Ukrainian, and Chinese immigrants, as well as long-time residents who have lived in the area for generations.
