Haussmann Development and Coltown Properties are partnering to build a new residential development in Harlem at 2437 Frederick Douglass Boulevard. The project will replace a two-story commercial building and will consist of a 13-story tower with 130 apartments. The existing occupants of the site include a nail salon, a dry cleaners, and a Malian community organization. The demolition of the existing building is expected to be completed by early spring and construction will begin in the summer, with completion expected within 18 months.

Construction is underway at 1 Java Street in Greenpoint, Brooklyn for a two-tower residential development project along the East River. Marvel Architects designed the buildings and Lendlease is the developer and builder with a $360 million construction loan secured at the end of 2022. The development will include 850 rental units, with the taller tower standing 36 stories and 445 feet tall. The interior design of the public areas is being handled by INC Architecture & Design, while Crème is the interior designer for the townhouse units. The project has been scaled up since the last update in August with the towers originally slated to be 10 and 14 stories tall with 477 apartments.

1661 Madison Avenue

The affordable housing lottery has started for 1661 Madison Avenue, a new eight-story residential building in East Harlem, Manhattan. The building has 14 residences designed by ARC Architecture Design Studios and developed by A&R Properties Group. Amenities include a pet-friendly policy, bike storage lockers, shared laundry room, elevator, virtual doorman, and a rooftop terrace. The units come with air conditioning, high-speed internet, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity. To apply, prospective renters must meet income and household size requirements and submit their applications by January 30, 2023.

262 Fifth Avenue

Construction of 262 Fifth Avenue, a residential supertall tower in NoMad, New York City, is in progress. The 54-story skyscraper will have 41 condominium units and is designed by Meganom with SLCE Architects as the executive architect and developed by Boris Kuzinez of Five Points Development. WSP is the structural and M.E.P. engineer, and CM & Associates Construction Management is the general contractor for the project. The tower crane has just been assembled, and additional concrete has been poured for the tower’s core. The first habitable levels are expected to begin formation soon, and the project is expected to be completed in the latter half of 2024.

The newly-constructed building at 76 Eighth Ave in Greenwich Village is a 10-story commercial building that provides 30,000 square feet of office space and ground-floor retail. It was designed by Gene Kaufman Architect and developed by a collaboration between Sang Lee, Noviprop, and Plus Development. The building’s lobby was designed by RAAD Studios, while its interiors were designed by Plus Design Studios, and is located at the corner of Eighth Avenue and West 14th Street.

A new design has been released for 350 Park Avenue, a 51-story commercial supertall planned for Midtown East, Manhattan. The building will have 1.7 million square feet of office space, with the hedge fund Citadel LLC set to occupy 54% of it. The new design features a glass curtain wall with landscaped outdoor terraces and a more balanced massing with a central core.

The foundations of 30 India Street, a six-story residential building in Greenpoint, Brooklyn, are now at street level. The building is being developed by 32 Tower LLC and designed by JWC Architect Engineer, with Titan Realty & Construction as the general contractor. The building will have 52 rental apartments, 3,500 square feet of commercial space, and 850 square feet of community facility space.  The superstructure is expected to rise above the sidewalk fencing by early spring and be completed by the end of the year.

Slate Property Group and Avenue Realty Capital have secured a $55 million loan to complete the construction of a 19-story residential building in East Williamsburg, Brooklyn. Designed by Aufgang Architects, the building will have a total of 120 units, with 19 units designated for affordable housing. The building will feature amenities such as a fitness center, roof deck, parking garage, and bike storage. The building will be located between Graham Avenue and Humboldt Street and will have a tan brick façade with punched windows and large outdoor terraces on the 11th and 15th floors.

Exterior work is nearly completed on the Waterview residential development in Greenpoint, Brooklyn. The development, designed by CetraRuddy and developed by Clipper Equity, consists of two towers of 30 and 40 stories, yielding a total of 520 units, with 200 units designated as affordable housing. The buildings sit on a seven-story podium that will include 25,000 square feet of retail space and a 300-vehicle parking garage. The development is located next to the Greenpoint Landing and is being constructed by Ray Builders with Hatfield Group as the façade consultant.

Construction is set to begin on 1036 Manhattan Avenue, an eight-story residential building in Greenpoint, Brooklyn located near the corner of Manhattan Avenue and Freeman Street. The building, designed by Ismael Leyva Architects and developed by ASH NYC under 777 Partners LLC, will have 67 units with an average area of 654 square feet and 767 square feet of retail space, a cellar, and a 30-foot-long rear yard. Brand Restoration is the general contractor for the project.
