277 Canal Street

New York City developer United American Land (UAL) has proposed a 13-story mixed-use building with 100 units of housing at 277 Canal Street, the first development in Soho under new zoning rules approved by the city in 2021.

The building, designed by architect Morris Adjmi, will retain the building’s existing red brick facade and feature brick, metal, and terracotta elements. Of the 100 units, 25 percent will be designated affordable under Mandatory Inclusionary Housing, and the building will also have 10,000 square feet of retail. The Landmarks Preservation Commission is expected to begin its review process this summer.

220 Eleventh Avenue

Foundation work is underway for the Hudson Arts Building at 220 Eleventh Avenue in West Chelsea. The 10-story commercial building will offer office space with column-free floor plates and retail space. Developed by The Moinian Group and designed by STUDIOS Architecture, the property will be exclusively leased by JLL. Excavation has been completed, and reinforced concrete foundation walls are now in place. The project may top out before the end of the year.

122 Fifth Avenue

Construction on the $100 million expansion of 122 Fifth Avenue at the intersection of Chelsea, Union Square, and Flatiron is nearly complete. The project added 300,000 square feet of office and retail space to the 11-story building, which was expanded horizontally to accommodate larger floor plates and more light.

The rooftop pavilion and terrace will include flexible work areas and communal spaces, while tenants will have access to amenities such as a bike storage room with a shower area, a rooftop terrace, and a cafe. Retail tenants include Allbirds, Pandora, and Parachute Home, while Microsoft will house its New York headquarters in the building.

200 East 34th Street

Construction has been completed on Eastlight, a 34-story residential tower at 200 East 34th Street in Kips Bay.

The building, which was designed by CetraRuddy Architecture, comprises 144 condominium units in studio to two-bedroom layouts, 2,992 square feet of commercial space on the lower levels, and amenities located on the 34th floor.

Noble Construction Group served as the general contractor for the property. The residences average 917 square feet, and the tower is located near the 6 train at the 33rd Street station along Park Avenue South.

585 Union Street

Tavros Capital, Charney Companies, and Canyon Partners are behind a new nine-story mixed-use building in Gowanus, Brooklyn. The development will have around 167,000 square feet of space and will be topped with a rippled curtain wall with floor-to-ceiling windows and a light gray stone façade. With 214 rental units, 25% will be designated as affordable housing.

Amenities will include a fitness center, a roof deck, and a swimming pool, as well as an 8,900-square-foot commercial volume and a parking structure designed for up to 72 vehicles. The project received a $107 million construction loan from Pacific Western Bank.

125 Greenwich Street

Three companies, Fortress Investment Group, Bizzi & Partners, and U.S. Immigration Fund, have secured $313 million in construction financing from Northwind Group to complete the 88-story residential skyscraper at 125 Greenwich Street in the Financial District.

The building, designed by Rafael Viñoly Architects, will feature 273 condominium units with interiors by March & White and marketing by Douglas Elliman Marketing Development. The project had been stalled for three years, but construction will now resume with Time Square Construction and Plaza Construction managing contracting duties.

The building is expected to be completed by the end of 2023 or early 2024 and will offer a range of amenities, including a lap pool, spa, and fitness center.

1188 President Street

BILD NY Architecture has released renderings of an upcoming residential expansion project at 1188 President Street in Crown Heights, Brooklyn.

The expansion will add three stories to the existing two-story property and neighboring buildings, creating space for three ground-floor retail tenants, a second-floor community center, and residential units on floors three through five.

The building’s design features floor-to-ceiling windows set behind concrete panels and a small outdoor terrace on the fourth floor.
