Excavation Work Progresses for New Hudson Square Development at 80 Clarkson and 570 Washington Streets; Destined for Condos and Senior Living

Excavation work is being carried out for a new Hudson Square development for joint buildings 570 Washington Street and 80 Clarkson Street along the West Side Highway. The site is located at the southeast corner of Washington Street and Clarkson Street. The development of these buildings at 937,808 square feet is a collaborative effort between Zeckendorf Development, Atlas Capital Group, and The Baupost Group.

Once completed, the combined buildings will have a total area of 937,808 square feet. The architectural design for both structures is being handled by SLCE, as indicated in the permit filings.

The Hudson Square development project site spans 1.3 acres and is bounded by Washington Street, Clarkson Street, West Street, and West Houston Street.

Excavation Work at the Hudson Square Development

As of September 2023, heavily equipment and personnel are on-site progressing clearing, grubbing, and excavation works at the Hudson Square development project. The completion of the excavation works will allow for the start of the building’s foundation. Construction is expected to be completed in December 2026.

Notably, the site is situated directly across the street from the recently renovated St. John’s Terminal building, which presently serves as Google’s expansive east coast headquarters.

The clearing, grubbing, and excavation work being carried out on the Hudson Square development is a needed to create a solid foundation for the new development.

According to the permit filings, SLCE is identified as the architect for both structures. The owner behind the applications for this development is ACI VI Clarkson LLC.

Zeckendorf Development and Atlas Capital obtained the site from Westbrook Partners for $340 million, according to city filings.

Located at 80 Clarkson and 570 Washington Street in Hudson Square, Manhattan

The joint Hudson Square development project at 80 Clarkson and 570 Washington Street along the Westside Highway in Manhattan’s Hudson Square neighborhood at the junction of the West Village and SoHo.

The site is situated just three blocks west of the Houston Street subway station, which is serviced by the 1 train.

The proposed development is situated immediately north of Google’s planned complex in the St. John’s Terminal building at 550 Washington Street.

The Hudson Square development will offer stunning views of Pier 40 in the Hudson River providing opportunities for recreational activities and leisurely strolls along the waterfront.

80 Clarkson Street

80 Clarkson Street will be the taller of the two buildings. Standing at 34-stories high and measuring 419 feet tall, 80 Clarkson Street will encompass a total of 679,000 square feet.

At completion, the building will consist of 133 ultra-luxurious residential units and ground-floor retail space. Additionally, plans call for an enclosed parking garage for 70 vehicles.

The proposed Hudson Square development is expected to reach a height of 419 feet, offering a total space of 937,808 square feet. In addition to the residential units and retail space on the ground floor, there will also be a recreation floor.

The structure will be constructed using concrete and will include a cellar, a 30-foot-long rear yard, and 70 enclosed parking spaces.

570 Washington Street

570 Washington Street will be located to the east standing at 19 stories and encompass a total of170,000 square feet. 570 Washington Street will primarily consist of 169 affordable rental units designed specifically for senior citizens.

The ground floor will be dedicated to retail spaces, providing a convenient shopping experience for residents and visitors. There will be five floors dedicated to apartments.

Ten floors will be specifically designed to cater to the needs of senior citizens, providing them with a safe and supportive environment.

Zeckendorf Development and Atlas Capital’s New Hudson Square Development

Arthur Zeckendorf, along with his son Artie Zeckendorf and brother William Lie Zeckendorf, leads the Zeckendorf firm. Atlas, which was established by Jeffrey A. Goldberger and Andrew B. Cohen, specializes in the development and management of properties nationwide. In a cash transaction, Atlas acquired the Denizen apartment complex in Brooklyn for $506 million in the previous year.

SLCE is the architect for the project. SLCE has served as the architect of record on buildings including 220 Central Park South (with Robert A.M. Stern Architects) and 252 East 57th Street.
