New Affordable Housing Lottery Launches for 606 West 30th Street in Chelsea, Manhattan

A 42-story residential development located at 606 West 30th Street in Manhattan’s Chelsea neighborhood, has recently launched an affordable housing lottery.

Developed by Lalezarian Properties and designed by Ismael Leyva Architects, 606 West 30th Street comprises 277 residences, 70 of which are available for residents with an income ranging between 40 to 100 percent of the area median income (AMI). The eligible income for these units ranges from $29,040 to $144,100, and they can be applied for through NYC Housing Connect.

606 West 30th Street boasts several amenities, including pet-friendly policies, a pool, recreation room, outdoor terrace, resident lounge, bike storage lockers, recycling center, elevator, and an on-site resident manager. Each residence is equipped with washers and dryers, air conditioning, intercoms, energy-efficient appliances, and dishwashers. Tenants are responsible for paying their electricity bills.

Income Requirements for 606 West 30th Street

The available units at 40 percent of the AMI include 11 studios with a monthly rent of $772 for incomes ranging from $29,040 to $42,720, 13 one-bedrooms with a monthly rent of $823 for incomes ranging from $31,132 to $48,040, and seven two-bedrooms with a monthly rent of $981 for incomes ranging from $37,406 to $57,640.

At 60 percent of the AMI, there are 13 studios with a monthly rent of $1,190 for incomes ranging from $43,372 to $64,080, seven one-bedrooms with a monthly rent of $1,271 for incomes ranging from $46,492 to $72,060, and five two-bedrooms with a monthly rent of $1,518 for incomes ranging from $55,818 to $86,460.

At 100 percent of the AMI, there are 11 one-bedrooms with a monthly rent of $2,166 for incomes ranging from $77,178 to $120,100, and three two-bedrooms with a monthly rent of $2,592 for incomes ranging from $92,640 to $144,100.

Prospective renters must meet the income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 26, 2023.
