The Los Angeles City Planning Commission has approved entitlements for a proposed multifamily residential building located at 3601 Mission Road in Lincoln Heights.
The project, submitted for review in mid-2022 by Lincoln Park Holdings, LLC, proposes the replacement of a surface parking lot with a new building featuring 184 studio, one-, two-, and three-bedroom apartments above parking for 101 vehicles.
The developer of 3601 Mission Road has been granted density bonus incentives, allowing for a larger structure with less on-site parking than typically allowed by zoning rules. In exchange, the developer will set aside 47 of the new apartments for rent as affordable housing.
The project, named Mission and Lincoln for its cross streets, will feature open space amenities including multiple courtyards, a pool deck, a recreation room, a resident business center, and a roof deck.
The project at 3601 Mission Road has faced mixed comments from both supporters and opponents within the Lincoln Heights neighborhood, with some arguing that its construction would accelerate gentrification in the area.
The project site is located across the street from Lincoln Park and to the north of Los Angeles General Medical Center.
